Why use an Exclusive Buyer's Agent?
Updated: Aug 3, 2018
A number of barriers either stop many prospective home or investment property buyers in their tracks, or prevent them from ever getting started. Many of the barriers can be removed by appointing an exclusive buyer’s agent.
Time - You are keen to purchase a property, but your commitments mean you have little time or energy for the purchase process. The timing of auctions often makes it impossible to find something that you can be around to bid on. You really need to delegate the job to someone else to attend to things on your behalf.
Stress - You may be under some duress to find a property in a short period of time, and feel stretched to the limit. You could do with someone with the experience, confidence and contacts to look after the whole process for you.
Access - You are located away from the immediate area. You are an interstate or overseas buyer who is keen to purchase a property in a particular area. You would benefit from local knowledge, contacts and eyes on the ground.
Decisions - You’ve been thinking about purchasing a property for a while. You have thoroughly researched the market, but every time you get close to buying a property, something puts you off or an element of doubt or uncertainty creeps in to your mind. You could do with some structure and certainty to help you with the decision-making process.
Confidence - You find the whole process intimidating and wouldn’t know where to start. You really need someone to take the reigns and guide you through it to make it happen once and for all.
Fear - It feels like a huge commitment, and is one of the biggest purchases you have ever made. You may be worried about making a mistake, or hidden risks, or losing money by paying too much.
Having an exclusive buyer's agent on your side can save you time, money and stress. But do be aware that not all so-called buyer's agents are the same, and you will need to check that they truly are exclusive and independent. The official body representing exclusive buyer’s agents in Australia is the Real Estate Buyer’s Agency of Australia (REBAA). REBAA has a strict Code of Conduct and membership requirements, which ensure the exclusivity of the buyers agent members.
